6 Clever Ways To Add Value To Your Home

A house is usually one of the most expensive things we will buy in our lifetime. This means it makes sense to make sure it’s just as if not more valuable, when we come to sell it. The good news is that there are many ways you can add value to your home, and make it a more efficient and comfortable place to live at the same time. Just keep reading to find out what they are. 

  1. Make it smart 

One of the most sensible ways to add value to your property is to make it SMART. Making it SMART means connecting the appliances in your home to the Internet of Things, or IOT. This enables you to use SMART-enabled devices to control these appliances. For example, you can turn your dishwasher on with your phone once you have gone to bed. 

Alternatively, you can turn your lights on and off, even when you are halfway around the world, saving money and improving security. Of course, this added convenience is something that many people consider carefully when buying a property, and that can add value to the lives of those already living there. 

  1. Replace the roof 

Another way to add value to your home is to replace your roof if it’s old or failing. This is because your roof is one of the most vital structural elements of your home. Indeed, your roof protects your home from the weather and ensures that the temperature inside your property remains constant. 

This means that properties with roofs that are not up to scratch will always be valued lower than those where the roof has been properly maintained. With that in mind, speaking to a local roof replacement company about updating and fixing your roof can be a sound investment in the value of your property. Not to mention, make it a more comfortable place to live in the meantime. 

  1. Renovate the kitchen 

Like it or hate it kitchens sell properties and that is why it’s crucial that you keep yours updated and maintained. Indeed, it’s largely because of the amount of work and disruption that getting an old kitchen replaced causes, that puts buyers off properties that need this done. 

To that end, if you want your property to retain its value, then making sure you replace your kitchen every 10-15 years is a must. It will also make sure its stays, stylish, hygienic and easy to use while you live in the property too. 

  1. Create more usable space 

If you are looking for ways to improve your home, both for your family as you live there and in terms of value when it comes time to sell, then creating more usable space is a must. After all, square footage directly relates to the value of your property! 

Usually, the best way to create more usable space in your home is to extend or convert it. An extension is when you add another room or two onto your current structure. While a conversion is when you take a structure that is already present, like a garage, cellar, or attic and convert it into a livable usable space. Conversions are usually cheaper as the key infrastructure is already in place, making them a great return on your investment. 

  1. Put in solar panels 

In today’s eco-conscious market, any aspect of a property that is environmentally friendly can be a source of added value. Solar panels, in particular, are a great choice as they provide clean, renewable energy for whoever is living in the home. 

What this means is that installing and maintaining solar panels will result in an increase in property value when it comes time to sell. It’s likely that you may have even paid off the initial cost by the time you come to sell, meaning that you and your family will benefit from low cost energy while you live there too. 

  1. Maximise natural light 

Natural light is always a huge selling point when it comes to properties. This may be because of human beings’ are  biophilic. That is we are beings that are alive and part of the natural ecosystem of the earth, and those things that are closest to those systems such as natural rather than artificial light improve our standard of living. 

The good news is that there are many things you can do to boost the amount of natural light in your home including installing skylights, decluttering your window  spaces and even placing mirrors where they will reflect the natural light.
